We are willing to and wanting to
co-broker with other reputable business brokers in Western
New York. We view co-brokering as a service that we provide
our sellers in order to get the deal closed. Too many
brokers allow greed to prevail over their job - WE ARE NOT
ONE OF THEM. We believe
in 50/50 co-brokering unless we work out a smaller referral
fee.

When we are the listing
broker...
- You will sign a
co-brokering non-disclosure with us
- You will not disclose
our businesses for sale to your buyers
- You will accompany your
buyers to our buyer qualification interview - or -
- Provide us our completed
and signed qualification sheet
- You will accompany and
represent your buyers in ALL meetings
- You will never have
contact with the seller as long as we list it
- We will never contact
your buyer directly after you have introduced the buyer
- You can market our
businesses for sale exactly as we word them
- When marketing our
listings you will ALWAYS identify it as a co-broker
listing
- If the listing sells
then you will immediately cease marketing it
* In the event you introduce
a buyer that we already had disclosed the business to - and
we can provide written signed proof via a Memo Record Of
Showing then we are ok with you continuing to work the buyer
but at a 70/30 split weighted to us.
When you are the listing
broker...
- We will sign a
